Clarion Bolsters Tampa Bay Footprint with $49M Industrial Acquisition
New York investment firm Clarion Partners has acquired the newly built TIA Logistics Center — a 245,000-square-foot, Class A industrial warehouse near Tampa International Airport — for $49 million (roughly $200 per square foot). Located at the intersection of Knox Street and Hoover Boulevard, this acquisition strengthens Clarion’s foothold in the Tampa Bay area following its purchase of two neighboring properties in late 2023.
Developed by Scannell Properties and completed in August 2023, the TIA Logistics Center boasts 64 dock-high doors; ample parking; and is already fully leased to Fanatics, a major online sports apparel retailer. The location just north of Tampa International Airport’s air cargo entrance provides convenient access for logistics operations. Plus, the surrounding area offers a wealth of amenities within a 10-mile radius, including hotels, restaurants and shopping malls.
With the TIA Logistics Center addition, Clarion expands its presence in the Tampa Bay industrial market. Additionally, in February, it collaborated with Seefried Industrial Properties to initiate construction on the first phase of Park 4 Logistics Center — an 860,120-square-foot, Class A logistics park with four buildings located east of Tampa in Plant City, Fla.
While its recent Tampa Bay acquisition showcases its buying power, other nationwide transactions position Clarion Partners as sellers, as well. For instance, it recently divested two California properties — a 333,000-square-foot industrial facility in Hayward for $75 million, as well as a 258,500-square-foot property in Westminster for $64 million.
