Houston Methodist Secures Research Space at TMC Helix Park
Houston Methodist has signed a lease for 75,800 square feet of space at Dynamic One — the 355,000-square-foot building at TMC Helix Park in Houston. The lease represents the second major tenant at Dynamic One, following Baylor College of Medicine, which signed a lease for 114,000 square feet of lab and office space in early 2023.
Houston Methodist will utilize the space for its research initiatives with a focus on cardiovascular sciences, orthopedics and RNA therapeutics. The new space will accommodate two full floors of state-of-the-art biomedical research laboratories and will provide access to the amenities of the surrounding TMC Helix Park, including a multipurpose lounge and event space; an outdoor terrace; a fitness center; 24/7 security; additional lab storage; and oversized loading docks.
TMC Helix Park is a state-of-the-art life sciences hub that opened in October with the inaugural launch of the 250,000-square-foot TMC3 Collaborative building.
Developed by Beacon Capital Partners in partnership with Zoë Life Sciences, Dynamic One opened its doors in November.

Houston’s Life Sciences Surge With Purpose-Built Real Estate
Beyond its lease at Dynamic One, Baylor College of Medicine also broke ground on a 503,000-square-foot, 11-story medical education and research facility adjacent to Helix Park in early 2023. This project — coupled with the TMC3 Collaborative building that launched in October 2023 — collectively accounted for a substantial portion of the four developments that saw Houston’s life sciences ecosystem to add nearly 1 million square feet of purpose-built laboratory space in the past year.
Other noteworthy expansions include the Alexander Estate Properties Woodlands — which encompasses 124,000 square feet — and Phase One of Levit Green, which spans 265,000 square feet.
