Mindspace Signs 32KSF Downtown Miami Lease
Global flex and coworking office provider Mindspace recently signed a 10-year lease for a 31,192-square-foot office in downtown Miami owned by real estate investment firm RFR. The office spans three full floors of the Class A office location at 100 Biscayne.
Mindspace’s newly leased location marks its second foray into the Miami market following Mindspace Wynwood in the Gateway Building, which is also set to open later in 2023. The company’s 100 Biscayne location is expected to provide an additional 450+ workspaces for members.
The location offers breathtaking views of Biscayne Bay and the Bayfront Park, as well as a prime location at the heart of the city’s central business district and within easy reach of public transportation stations, eateries and entertainment venues. RFR acquired the 310,000-square-foot location in January 2022 and has secured more than 120,000 square feet of new leases since then. The coworking operator joins a tenant roster including French luxury conglomerate LVMH, Italian luxury brand Bulgari, a Swiss watchmaking firm and an architecture firm, among others.
“100 Biscayne is one of the most coveted addresses in downtown Miami,” said AJ Camhi, executive vice president and director of leasing for RFR. “The stunning views of Biscayne Bay, combined with the building’s extensive amenities and exceptional tenant experience, have allowed us to attract top-tier tenants and lease 40% of the building in our first year of ownership. We are excited to welcome Mindspace to the mix.”
Mindspace offers boutique flex spaces for companies of all sizes. The new Miami coworking office is the company’s sixth in the U.S. It’s also expanding into Europe, the Middle East and Africa, operating more than 40 locations worldwide. Mindspace’s rapid expansion is evident by the fact that it announced 13 new locations globally in the last year alone, boasting world-class tenants including Samsung, Microsoft, Shell and Dow Jones.
A CBRE team including Eric Groffman, Cameron Tallon, Joshua Gibbons and Emily Brais represented the landlord. Mindspace was represented by JLL’s Aaron Ellison, Jeff Gordon and Iker Belauste.
