Reading International Inc. and Newmark Knight Frank (NKF) have announced the completion of redevelopment efforts at the iconic Tammany Hall in Manhattan.

Currently marketed as 44 Union Square, the landmark property has been gutted and modernized with approval from the Landmark Preservation Commission. Specifically, the building’s historic street façade has been completely restored and a distinctive, three-story, glass and steel dome has been added above the original design. The property offers more than 73,000 square feet of modern office space for rent in New York City’s highly coveted Gramercy Park neighborhood. The available square footage is offered either for single-tenant occupancy or a combination of multiple offices and retail businesses.

For the custom overhaul, Reading International tapped the architects at BKSK, who created an entirely new superstructure that celebrates the building’s historic significance, while also incorporating modern office and retail space, as well as new infrastructure and mechanical systems. In fact, the project earned a QUAD Design Award from the AIA and the title of Architizer A+ Awards Typology Winner for its unique and highly flexible interior design.

The most distinctive part of the renovation is the futuristic glass dome that crowns the building. For this, BKSK drew inspiration from the building’s historic association with the Tammany Society — an entity named after respected Lenape leader Chief Tamanend, who signed and honored an agreement of peaceful coexistence with William Penn in 1680. Using more than 800 unique triangular glass panels enclosed by a lattice network of steel, the shape forms a shell-like structure that resembles a rising turtle shell, an important symbol of Lenape lore.
