Trammell Crow Completes 1st Phase of Industrial Center in Fairfield, Calif.
Trammell Crow Co., in partnership with Clarion Partners, has announced the completion of the first phase of the Fairfield Industrial Center in northern California. This development, known as Building One, boasts a total of 205,223 square feet of Class A industrial space. Situated at 2725 Low Court in Fairfield, the facility is expected to achieve LEED Silver Certification, reflecting its dedication to environmental consciousness. Currently available for lease, Building One caters to the needs of both single-user enterprises and multiple smaller tenants.
The development team — which includes FCL Builders as general contractor and HPA Architecture as the architect of record — has created a state-of-the-art, highly versatile industrial space that boasts 36-foot minimum clear heights; generous column spacing; a dedicated, 4,000-square-foot office space; two grade-level doors for efficient loading and unloading; an ESFR sprinkler system for fire protection; 32 dock doors with 16 docks; 40,000-pound levelers and seals; 156 vehicle parking spots and 44 trailer parking spots for ample vehicle accommodation; as well as infrastructure for solar and EV charging stations.
Additionally, Building One features exterior glass entries and canopies to provide shade from the elements. Overall, the development team has created a sustainable building that complements the property’s expected LEED Silver Certification. Accordingly, the landscaped site — which showcases water-efficient planting — further demonstrates the facility’s commitment to environmental sustainability.
The facility is located on an 11-acre site within the Busch Corporate Center, which is close to Interstate 80 and State Highway 12. The property is also situated 38 miles from Oakland, Calif.; 44 miles from Sacramento, Calif.; 45 miles from San Francisco; 47 miles from Oakland International Airport; and 77 miles from San Jose, Calif.
Construction on the second phase of the Fairfield Industrial Center is slated to begin next year. Plans call for two additional Class A buildings totaling 328,553 square feet at 300 Chadbourne Road.
Cushman & Wakefield’s Executive Managing Director, Brooks Pedder, and Executive Director, Tony Binswanger — together with CBRE’s Senior Vice President, Kevin Hatcher — will be marketing Building One for lease.
