The site is located next to Pitt Community College, one of the state's largest community college with over 11,500 students enrolled. The site is located within 10 minutes of East Carolina University (28,500 Students) and ECU Health's Medical Campus (6,000 employees). The property is located near the corner of Davenport Farm Rd & Reedy Branch Rd and allows two ingress and egress points. There is a possible third ingress/egress point adjacent to Sam's Club on Dr Fulford Rd Currently, the school systems include Creekside Elementary, AG Cox Middle School, and South Central High School. In recent years, the area has seen an influx of single-family and multi-family developments.Currently, the property is zoned AR (Agricultural Residential). The Winterville Future Land Use plan calls for this property to have future commercial development. The overlay definition says small-scale commercial development that is sensitive to existing residential development if good transportation access is available. We want the future developer to handle this change so they can plan exactly what they want to build in harmony with the town. A preliminary wetland report has been conducted on the site, with one small area potentially being a jurisdictional wetland. However, in light of the updated wetland regulations, this small area could possibly be omitted. A wetland map is attached below. City water is on the site and the Town of Winterville will provide the sewer service. Currently, the sewer is not to the site, but it is close. A cost analysis is being conducted to determine the cost estimate to service the entire site.
