Hampton DuBois is located 100 miles northeast of Pittsburgh and 65 miles northwest of State College. It is home to PennState Dubois, a satellite campus of Penn State. Dubois features a regional airport known as DuBois Regional Airport which hosts over 7,400 passengers annually. Penn Highlands DuBois, the largest hospital in the region, is located within a 10 minute drive of the hotel which brings in overnight guests. The hotel is located on an outparcel of the DuBois Mall which is home to many national retailers including Old Navy, Staples, Bath & Body Works, and JCPenney. The greater region is home to many outdoor attractions that bring tourists to the area such as Cook Forest State Park, Allegheny National Forest, Clarion River and Treasure Lake.
Current ownership has systematically upgraded the hotel as part of a relicensing Property Improvement Plan (PIP) from 2019 to 2023 to include porte-cochere, roof line, paint, landscaping, resealing parking lot, and new exterior sign. It is expected that a prospective purchaser shall be able to retain the Hampton Inn franchise from Hilton upon the completion of a change-in-ownership PIP, though purchasers should consult with their franchise representative to verify the availability of the franchise. Upon the completion of the change-in-ownership PIP, a new prospective owner should expect the property to see an uptick in ADR and therefore RevPAR by renovating the interior of the hotel and positioning the superior quality of the guest rooms to bring property-level performance metrics in-line with or above the competitive hotels as defined in the STR report. In 2022, the Hampton achieved RevPAR of $62.98 while the competitive set achieved RevPAR of $72.26 resulting in RevPAR Penetration of 87%. Most recently, in the trailing 12 months behind June 2023, the Hampton achieved RevPAR of $69.01 while the competitive set achieved RevPAR of $73.49, contributing to a RevPAR penetration index of 94%.The STR Trends report is comprised of Holiday Inn Express & Suites DuBois, Homewood Suites by Hilton DuBois, Fairfield Inn & Suites DuBois, and Comfort Suites DuBois. After the change in ownership PIP is completed, the purchaser can realistically position the hotel as the leading lodging option in DuBois and penetrate the competitive set at a superior index.
