The City of Fife has changed dramatically over the last 50 years. What was once a small farming community has transformed into a major industrial and business hub in Pierce County. The 2024 Comprehensive Plan update is in the visioning process for the development of a future city center located 0.6 miles from the property. The focus of the project is to gradually develop the City into a more walkable, commuter-friendly city easily accessible from I-5. Beginning in 2022, SEB, Inc a development group with 30 years’ experience, reached an agreement with the landowner to purchase the 5.29 acre site we are marketing for assignment. Over the course of 18 months SEB, Inc performed the following studies: geotechnical report, Phase I environmental report, ALTA survey, and traffic study; all of which can be made available. SEB hired Casey Architects to prepare a site plan, building plans, right-of-way improvement plan, landscaping plan, demolition plan and many other plans to receive full entitlements and building permits for 5 buildings. These consist of 109 multifamily units, 5,060 SF of retail and 240 surface parking spaces. On March 15, 2024, the City of Fife issued their final Determination of nonsignificance under SEPA for the development. Final building, electrical, mechanical, plumbing, ROW etc. permits are expected to be issued May, 2024.
