1.1 MSF Industrial Park Completed in Phoenix

Metro Commercial Properties Inc. has completed the development of Metro East Valley Commerce Center in Mesa, Ariz. Phases III and IV bring the total square footage of the campus to 1.1 million, making it one of the largest master-planned industrial parks in Phoenix’s Southeast Valley. Graycor Construction Co. served as general contractor.

Phases I and II comprise six buildings totaling 712,049 square feet and were completed in 2016 and 2019, respectively, while Phases III and IV have five buildings ranging from 58,399 to 112,097 square feet. Metro Commercial Properties received a $29.1 million construction loan from Regions Bank in 2021 for the development of the last two phases, CommercialEdge data shows.

The properties feature 32-foot clear heights, dock-high and grade-level loading and offer space for office, warehouse, manufacturing and light industrial uses. At the time of their completion, 80 percent of Phases III and IV were already pre-leased. Principals Chris McClurg and Ken McQueen of Lee & Associates are the project’s leasing brokers.

Bordered by Baseline Road, South Horne Street and Hobson Drive, Metro East Valley Commerce Center is 18.5 miles from downtown Phoenix, just south of Superstition Freeway. Phoenix Sky Harbor International Airport is 14 miles away.

Graycor will also be the general contractor of an upcoming industrial project in Glendale, Ariz. At full build-out, the campus will comprise more than 1.5 million square feet across five buildings.
