$150M Mesa Industrial Project Gets Green Light

The 1.5 million-square-foot development will rise close to the Phoenix-Mesa Gateway Airport.

A 1.5 million-square-foot industrial project in Mesa, Ariz., proposed by a joint venture between LaPour Partners and Scottsdale Investment Management, has received the green light from the Mesa City Council.

Dubbed AirPark 202, the development was unanimously approved for zoning, amended development standards, pre-plat and site plan, according to the Phoenix Business Journal. Plans for the project were announced back in April by the joint venture, which had purchased a 101-acre parcel close to the 202 Freeway near the Phoenix-Mesa Gateway Airport.

The Class A industrial park is set to comprise six buildings and cost around $150 million to develop. The partners hired Ware Malcomb as architect, TLCP Structural Inc. for engineering services, Studio DPA as landscape architect and Sazan Group as mechanical, electrical and plumbing engineer.

Industrial takes over

Phoenix has consistently been a top performer for industrial development and that hasn’t slowed down over the past year. The metro had nearly 24 million square feet of industrial product under construction as of July, according to CommercialEdge data. That accounted for 9.0 percent of existing stock, nearly three times the 3.3 percent national rate and higher than any other major U.S. market.

Last month, Facebook announced its plan for an $800 million data center in Mesa. Also recently, Trammell Crow Co. kicked off the second phase of its Park Aldea development in the West Valley submarket, set to add another four buildings to the first phase of the campus, completed last year.
