3PL Firm Enters South Florida With 1 MSF Lease
This deal marks the state's largest industrial commitment so far this year.
In its first South Florida contract, BroadRange Logistics has signed a 1 million-square-foot industrial lease in Fort Pierce, Fla. The ultra-flex 3PL firm will occupy the entire Interstate Crossroads Logistics Center late this year.
The deal marks the largest industrial lease in Florida year-to-date. CBRE led the negotiation efforts on behalf of the owner, SL Industrial Partners—an affiliate of The Silverman Group.
The developer broke ground on the speculative project in 2021, after purchasing the 132-acre site from FLF Holdings. The land sold for $7.5 million, according to CommercialEdge data.

Interstate Crossroads Logistics Center features 40-foot clear heights, LED lighting, ESFR sprinklers, 232 dock-high doors and four drive-in doors, as well as 472 parking spaces and 412 trailer spaces.
Located at 5001 Crossroads Parkway, the property is centrally situated between Interstate 95 and Florida’s Turnpike. The surrounding thoroughfares provide access to Palm Beach County, Miami and Orlando, Fla.
CBRE Executive Vice Presidents Robert C. Smith, Kirk Nelson, Jeffrey Kelly and David J. Murphy alongside Senior Vice President Monica Wonus represented the landlord in the negotiations.
BroadRange’s burgeoning industrial footprint
As of November 2023, BroadRange had grown by 3,200 percent over the past three years. At the time, the firm operated 11 warehouses across five states, totaling 7 million square feet.
A month later, the firm expanded its footprint with two new warehouses in Pennsylvania and Florida. The expansion encompassed a 1.2 million-square-foot property in Shoemakersville, Pa., and a 350,893-square-foot building in Ocala, Fla.
And the expansion continued in 2024. Earlier this year, BroadRange leased two warehouse facilities in Cartersville, Ga., and Adairsville, Ga. The locations totaled more than 1 million square feet of logistics space.
