601W Cos. Welcomes New Tenant at Chicago’s Aon Center
The Telos Group represented the landlord in closing a lease with Kemper Corp. for two floors. This marks the first major deal since the tower's renovation started.

The Telos Group has represented 601W Cos. in closing a lease agreement with Kemper Corp. The insurance holding company will relocate its headquarters from 1 E. Wacker Drive to a 65,000-square-foot office encompassing the 32nd and 33rd floors of Aon Center.
Cushman & Wakefield represented the tenant, whose move marks the first significant agreement closed at the building since the landlord began a $25 million renovation. 601W bought the asset in 2015.
Highly amenitized office tower
The iconic 83-story property, the third tallest skyscraper in Chicago, was completed in 1972 at 200 E. Randolph St. in The Loop. It offers its tenants an array of top-of-the-line amenities including the new Cloud Level—a space located at the 70th floor that consists of a full-service fitness center, conference room and entertainment space overlooking Millennium Park and Lake Michigan.
“We took cues from the hospitality industry in making Aon Center a flexible, service-oriented environment for tenants. It’s closer to a luxury hotel than it is to a stuffy office. That’s what distinguishes this property from others,” said Caroline Colnon, leasing director at The Telos Group.
In addition to Colnon, Telos’ brokerage team also included Principal Matt Pistorio and Executive Vice President Steve Smith. Cushman & Wakefield had Vice Chairman Scott Goldman, Executive Managing Director Chris Wood, Managing Director Dan Fisk and Senior Director Adam McCostlin involved in the deal.
