A&R, City Housing Authority Break Ground On $120M Project
A&R Development and the D.C. Housing Authority broke ground last week on the $120 million Capitol Gateway Marketplace. The mixed-use project will bring retail options to a place which some have until now called ”a food and retail desert.”

A&R Development and the D.C. Housing Authority broke ground last week on Capitol Gateway Marketplace, a $120 million mixed-use project that promises to bring new options to a neighborhood that has been called a food and retail desert.
The second phase of a $220 million transit-oriented project, Capitol Gateway Marketplace will take shape on the 5800 and 5900 blocks of East Capitol Street. Plans for the 11-acre site consist of two basic components. A LEED-certified apartment building will offer 312 affordable studios, one-bedroom and two-bedroom units.
Also on tap is a 130,000-square-foot Walmart Supercenter offering a full-service grocery store and a pharmacy. The multi-family/retail project constitutes the second phase of the Capitol Gateway project. Its first phase, which is complete, consists of 380 apartments and townhomes.
“One of my top priorities as mayor is to build a pathway to the middle class,” said Mayor Muriel Bowser in a statement. “Part of that effort is providing residents with affordable, high-quality housing. But that is only half of the equation. Residents also need jobs and retail options in their own neighborhoods. Capitol Gateway Marketplace will help make that goal a reality.”
Nina Albert, Wal-Mart’s director of public affairs and government relations, said that the Walmart Supercenter will not only serve as a retail anchor, but it will also create 300 new jobs, provide opportunities for local vendors and encourage investment in the neighborhood.
Capitol Gateway Marketplace is expected to be completed in two years.
