130-Acre Retail Park Coming to Baltimore
The Shoppes at Tradepoint Atlantic will incorporate a mix of retail, restaurants, entertainment and hotels.

Baltimore—Tradepoint Atlantic, a 3,100-acre multimodal industrial site in Baltimore, Md., will soon be welcoming The Shoppes at Tradepoint Atlantic, a 130-acre mixed-use retail park.
“The appeal of the property comes from the unprecedented opportunity it presents on a national, international and regional level as well as from a business perspective,” Aaron Tomarchio, Tradepoint Atlantic vice president of corporate affairs, told Commercial Property Executive. “The ability to consolidate operations on land that has a functioning deepwater port, storage tank facilities, access to two major railroads with multiple expansive rail yards, and direct access to an interstate highway to enable import and export of goods—all just a few hours from a third of the population—is unmatched.”
The Shoppes at Tradepoint Atlantic will feature a unique combination of retail, food, entertainment, and possibly hotels, on what is the largest privately owned business and multi-modal industrial tract on the eastern seaboard.
“We saw an unprecedented opportunity in the global marketplace, particularly given the large and increasing role ports play in global commerce,” Tomarchio said. “As the site continues to develop, the retail component helps to satisfy what will be a growing demand for amenities at the site and from the surrounding area.”
Tenants will be able to take advantage of more than 3,000 feet of frontage on I-695, ease of accessibility to the site, proximity to BWI, and exposure to more than 43,000 households in the immediate area. Additionally, plans call for 150,000 square feet of additional proposed retail space featuring 14- to 16-foot clear heights, exposed brick, modern storefronts, and designated green space for customers.
According to Tomarchio, the retail component is a supportive accessory to the industrial development occurring at Tradepoint Atlantic, and the 10,000 to 15,000 jobs it expects to generate as it transforms from an industrial era steel mill to a global multi-modal logistics campus.
“Aside from providing amenities to the thousands of future employees of tenants at Tradepoint Atlantic, JLL conducted a market study showing $64 million in consumer spending leaves the southeastern communities in Baltimore County each year, and this helps keep those dollars local,” he said.
To date, FedEx has signed a lease for a 300,000-square-foot distribution facility and Harley-Davidson of Baltimore is relocating a training center to several acres in the industrial park at Tradepoint Atlantic. Pasha Automotive Services also recently announced plans for an automobile processing terminal.
