JLL Named Leasing Agent for Iconic Manhattan Tower

Known as the Alliance Bernstein Building, Fisher Brothers’ 2 million-square-foot Midtown property is in the midst of a makeover designed by Skidmore, Owings & Merrill.

Fisher Brothers has named JLL as the exclusive leasing agent for the Class A+ New York City office tower. Also known as the Alliance Bernstein Building, the skyscraper is in the middle of an expansive functional and aesthetic transformation process.

The JLL team, responsible for marketing more than 169,000 square feet of rentable office space at the 1345 Avenue of the Americas tower, consists of Peter Riguardi, president, New York Tri-State Region, Alex Chudnoff, vice chairman, Cynthia Wasserberger, managing director, and Benjamin Bass, Betsy Buckley and Dan Santagata, vice presidents. “1345 Avenue of the Americas has long served as the preferred destination for the world’s top-tier firms, and the JLL team was selected for its successful track record of leasing campaigns for the city’s most prestigious buildings,” said Ken Fisher, partner, in prepared remarks.

The redesign by Skidmore, Owings & Merrill focuses on improvements to the public plaza, as well as on modernizing the building’s entrances and lobby.  In the transformation process, the sidewalks and plaza wrapping around the facility, as well as Fisher Park will receive a facelift. Additionally, the company works with Hollander Design to upgrade the landscaping program. The improved landscaping will rotate frequently and include a range of seasonal plantings. Recently, Fisher Brothers modernized all the passenger elevators, upgraded the HVAC system and enhanced the property’s security system, as part of its $130 million renewal program. “Our ongoing, portfolio-wide reinvention program has been undertaken in anticipation of ever-growing tenant demand ,” said Winston Fisher, partner, in a prepared statement.

According to Yardi Matrix data, Fisher Brothers acquired the asset in 1982 and began a cosmetic renovation process in 1988. With a vacancy rate of 10.2 percent, tenants at the 50-story, LEED-certified property include Starbucks, Fortress Investment Group, Davinci Virtual and Osteria del Circo.
