TEP Barnett Moves to Fort Worth’s 777 Main

TEP Barnett USA LLC, a division of the French oil and gas company Total E&P, announced that it has moved into the 37th floor of 777 Main St., in Fort Worth, Texas. The 20,752-square-foot, fully furnished office space, previously occupied by Trinity River Energy LLC, will serve as a regional hub for the firm.

Bradford Commercial Real Estate Services’ Erik Blais, vice president, and Nick Talley, senior vice president & managing partner, represented the sublessor in negotiations with TEP Barnett. The Bradford team is also seeking a tenant for the 36th floor, totaling 21,328 square feet.

“This was a great opportunity to lease an entire floor with a top-of-the-line finish-out that was ready for immediate occupancy,” Blais said in a prepared statement.

Located in Fort Worth’s Central Business District, the 40-story, 954,895-square-foot building is LEED-certified and Energy Star-rated. According to Yardi Matrix data, the asset offers 35,000 square feet of retail space, more than 780,000 square feet of office space and 2,300 parking spots. The property was acquired in 2014 by The Brookdale Group from Cousins Properties for $167 million. The office tower is in close proximity to Sundance Square, a 35-block commercial, residential, entertainment and retail district, General Worth Square, Hilton Fort Worth and within walking distance from the Fort Worth Intermodal Transportation Center.
