Leasing Starts at Clarion’s Suburban Philly Office Building
The Class A asset is located at 1475 Dunwoody Drive in West Chester, Pa. and is now opening its doors to new tenants for the first time since its completion in 1999.

Clarion Partners selected JLL to lease its prime office building situated in West Chester, Pa. The 121,416-square-foot asset offers 23,306 square feet of available space divided into two distinctive units of 10,000 and 13,000 square feet. The space is suited to meet the needs of a single or multiple tenants, while the rest of the construction is currently occupied by long-term tenant Voya Financial.
Million-Dollar Upgrades
The Class A building, located at 1475 Dunwoody Drive, was constructed in 1999 and earned the Energy Star certification in 2009. According to Yardi Matrix, it sits on 15.8 acres and offers 384 parking spaces. The building recently underwent a $3 million renovation and it features refurbished common areas and a bright lobby, upgraded restrooms and elevators, a modern and expanded fitness center and cafe and reimagined landscape. Other amenities include a new outdoor terrace with more than 35 seats and an electric vehicle charging station.
“The improvements provide for a high-end experience intended to improve tenant identity, productivity and comfort, and we are very excited to re-introduce this property to the market,” Clarion Partners Senior Vice President Margaret Egan said in prepared remarks. The building faces Route 202, which provides easy access to and from Philadelphia and the suburban area.
