Marcus & Millichap Closes Sale of Mixed-Use Facility in Illinois
The 30,000-square-foot Option Care & Universal Hospital Services traded for $3.8 million. The facility comprises two units offering industrial and office space.

Marcus & Millichap completed the sale of a 30,000-square foot mixed-use facility in Machesney Park, Ill. Option Care & Universal Hospital Services traded for $3.8 million. A team of investment specialists with the company represented both the seller—a developer—and the buyer—a private investor—in the deal. The buyer agents were Sean O’Brien, Christopher Mitchel, Ryan Moore and Joseph DiSalvo. Christopher Mitchel, Forest Bender and Joseph DiSalvo represented the seller.
Office and Industrial Mix
The net-leased, Class B facility is located at 4055 Steele Drive and functioned as a call center for a national health-care provider. The total space is divided as follows:
- Unit one consists of 16,000 square feet of office space;
- Unit two has 2,000 square feet of office space and 11,000 square feet of warehouse space, which can suit a light manufacturing business.
The property is close to public transportation and also offers convenient access to Interstate 90. The nearby area is serviced by several retailers such as Target as well as office and industrial businesses.
Marcus & Millichap have closed several deals in Chicago, the latest one being a Chicago retail center which sold for $10 million.
