Atlanta’s ACS Building Commands $166M

Carter Validus has acquired the American Cancer Society Building, a 995,728-square-foot property in downtown Atlanta, Ga., from Cousins Properties for $166 million.

Cushman & Wakefield represented the seller in the transaction. Cushman & Wakefield’s equity, debt & structure financing group, led by Mike Ryan and Brian Linnihan, arranged the acquisition financing.

Building Highlights

Located at 250 Williams St., the property was originally constructed in 1989 and is currently utilized by more than 27 fiber network providers and sits atop Georgia Power’s Fowler Underground Grid Systems, assuring an uninterrupted supply of power.

The building has a tenant roster that includes the American Cancer Society Inc., InComm and the Georgia Lottery Corp. Amenities include a 450-seat business theater, an executive boardroom and Wi-Fi in common areas.

The Cushman & Wakefield team of Aileen Almassy, John Zintak and Porter Henritze have been retained to lease office space in the building.

Just last month, Carter Validus acquired five properties for $141.5 million, including four health-care facilities and the Norwalk Data Center, the largest data center in the state of Connecticut.
