Consulting firm HealthScape decided to go for more space at its 55 W. Monroe St., Chicago office. The company has been occupying 16,964 square feet at the Helmut Jahn-designed tower since 2014, but will take over an entire floor starting December 1, 2017.
CBRE represented the tenant in the lease transaction while Cushman & Wakefield led the negotiations on behalf of the building owner, John Hancock Real Estate.
“Due to the firm’s solid growth–it now has more than 120 employees–we were able to strategically extend the firm’s presence on the same floor, which will not disrupt its office culture, and seamlessly include all of its new employees,” said CBRE’s First Vice President Jon Milonas, in prepared remarks.

The lease expansion will give HealthScape a total of 21,139 square feet of space on the 21st floor of the 40-story tower. The 1981-built property is LEED Gold-certified and has seen significant renovations since John Hancock Real Estate bought it in 2014. The tower offers 803,000 square feet of office and retail space in Chicago’s Central Loop. Improvements include an upgraded lobby and entry as well as a new fitness center.
The team of brokers involved in the lease transaction were made up of CBRE’s Milonas and Executive Vice Presidents Brad Serot and Scott Brandwein, as well as Cushman & Wakefield’s Executive Vice President Andrea Saewitz and Senior Director Matt Lerner.
