Cushman & Wakefield negotiated an office relocation and expansion lease with South Florida Bible College & Theological Seminary (SFBC&TS) in Deerfield Beach, Fla. The tenant, a private Christian school and university, will occupy the entire facility totaling approximately 50,000 square feet.
Located at 2200 SW 10th St., the single-tenant building is a former plug-and-play call center developed in 1995 on a 5.4-acre site. The space provides elevated ceilings, 300 workstations, more than 36 offices, a training room, kitchen/break room, server room and multiple conference centers. The property features a parking ratio of five spaces per 1,000 square feet, as well as additional off-site parking. The building previously served as a contact center for Convey Health Solutions, a provider of technology and services for health insurance companies.
Strategic location
Managing Director John Criddle and Senior Associate Joseph Freitas secured the long-term lease on behalf of Boca Raton-based landlord Fields Realty, while Joe Souza of Casa Bella Realty represented SFBC&TS. The tenant is relocating from 1100 S. Federal Highway, where it occupied roughly 10,000 square feet.
“This location met the tenant’s expansion needs and was very accessible for students attending classes from all areas of Palm Beach and Broward counties,” said Criddle, in prepared remarks. “SFBC&TS has been growing rapidly and this property will provide them with the expansion capabilities they have been looking for.”
According to Yardi Matrix, Fields Realty acquired 2200 SW 10th St. in March 2007 for $9.2 million. The owner selected the Cushman & Wakefield team as the exclusive leasing and sale agent for the property earlier this year.
Situated within Colonnade Business Center, the property is minutes from Sawgrass Expressway, Interstate 95, Florida’s Turnpike and less than two miles from the Deerfield Beach and Pompano Beach Tri-Rail stations. The location provides exposure on one of Broward County’s major east-west thoroughfares—SW 10th Street.
