SkyWalker Buys DFW Data Center, Plans Upgrade

The facility at 6001 Campus Circle Drive West features a mix of data raised floor space and office space. The new owner plans to improve the location and attract a single tenant for the entire data center.

SkyWalker Property Partners has acquired a 136,000-square-foot data center in the Dallas-Fort Worth area. The Tier IV facility was vacant at the time of the sale. In addition to the building, the deal included a two-acre ground lease with Dallas-Fort Worth International Airport. Coldwell Banker Commercial Advisors represented the buyer in the transaction and was retained as the exclusive leasing agent for the facility.

The facility is located at 6001 Campus Circle Drive W., adjacent to the airport. The data center received a 96,000-square-foot expansion in the 1980s, as well as an addition of five backup generators totaling 8,100 kW. It also features 20 fiber network suppliers.

Incoming modifications

The building currently features 74,500 square feet of raised floor space, 34,000 square feet of office space and 27,500 square feet dedicated to infrastructure, which includes the generator plant and a loading dock. SkyWalker will add exterior upgrades to the structure and update the security system.

This is a Tier IV facility, the highest possible ranking. The space could be re-commissioned in a short time. Ideally, we’d like a single tenant, but we could accommodate two or three. The existing power and connectivity at the property build in a competitive rental rate,” said Ryan Crabtree, vice president of CBC Advisors’ data center group, in a prepared statement.

The nearby area features good transit options, with a DART station within walking distance and Routes 114 and 161 close by. Verizon and QTS both have high-tech campuses near the location. Downtown Dallas can be reached in 25 minutes. CBC Advisors and SkyWalker Property Partners were both recently involved in a 70,000-square-foot industrial facility sale in Dallas’ suburb of Euless.
