Single-Tenant Transaction Volume Rebounds in 3Q

Single-tenant net lease investment activity improved from the second quarter to the third quarter of this year, according to Real Capital Analytics data.

After falling a bit in the second quarter, singe-tenant net lease transaction volume picked back up in the third quarter, finishing at $16.2 billion, according to Real Capital Analytics data. All three sectors tracked by the firm—industrial, office and retail—enjoyed increases from the second to third quarter, with industrial seeing the biggest boost, from $4.2 billion to $6.2 billion. Overall, 2017 transaction volume is so far outpacing 2016 activity. From first-quarter to third-quarter 2016, transaction volume totaled $37.8 billion, while the total was $42.7 billion over the same time period this year.
