Denholtz Inks Long-Term Lease in 80 KSF Orlando Office
U Roll Express leased a 1,716-square-foot retail space in the six-story office building, marking the restaurant’s second location. Denholtz recently renovated the asset.

Denholtz Associates has secured a long-term lease with U Roll Express for a 1,716-square-foot retail space in an office building in the heart of downtown Orlando, Fla. The lease marks U Roll Sushi’s second location. Located at 100 East Pine St., the six-story building totals 80,000 square feet.
After acquiring the building, Denholtz Associates implemented a $1.3 million renovation plan in October 2017, improving the building lobby, reconfiguring and modernizing the building’s common corridors and upgrading the mechanical systems. The company also plans to include a new office awning and repaint the exterior of the building. New lighting fixtures and elevators are underway. The upgrades are slated for completion in the first quarter of 2018.
Bobby Palta of CBRE Inc. represented Denholtz Associates, while Stephen Leo of Atlas Affiliated represented the tenant in the transaction.
“Gone are the days when a landlord could answer tenant’s desires for dining options through providing a grab-and-go cafeteria with saran-wrapped sandwiches and bottled soft drinks,” said Kristine Hurlbut, senior vice president of leasing at Denholtz Associates, in prepared remarks. “Today’s tenants demand unique, high-quality dining options when they are seeking new spaces for their businesses. In recognition of this trend, we have made a concerted effort throughout our portfolio to add amenities, like U Roll Express, that enable us to position our spaces in accordance with the demands of the modern tenant to maintain high occupancy.”
The new restaurant will feature a bright and modern design with 42 seats.
In May 2017, Denholtz Associates signed a new lease at The Times Building, a 180,000-square-foot office asset in Downtown Tampa, Fla.
