BPDA Approves 159-Key Hotel in South Boston

The new hotel will comprise a total of 87,000 square feet across eight stories, of which up to 20,000 square feet of public amenities will be available to serve the neighborhood.

The Boston Planning & Development Agency (BPDA) board of directors has approved a new eight-story, 159-key hotel in South Boston. The Cincotta Cos. is the owner and developer, while Utile Inc. is the architecture studio behind the design.

Located at 248 Dorchester Ave. on the site of a former Enterprise Rent-A-Car facility, the property is a five-minute walk from the Red Line’s Broadway station. The proposed eight-story building will include 87,000 square feet, of which up to 20,000 square feet will by occupied by public amenities, such as a rooftop restaurant, lounge, event space and an outdoor deck. On-site parking for 60 vehicles will also be available.

The hotel rooms will be distributed throughout five stories, situated above the ground-level lobby, commercial and parking space. The remaining upper two floors of roughly 13,250 square feet will feature a café/restaurant, swimming pool, fitness center and banquet space. The project will facilitate the area’s walkability, proposing a new pedestrian sidewalk and bike path.

According to public records, construction is set to commence in the fourth quarter of 2018, with delivery expected in the third quarter of 2020. Total development costs are estimated at $45 million.

Last December, the BPDA board of directors approved Summer Street Hotel, a 1,050-key development to be located across the street from the Boston Convention and Exhibition Center.
