Elementia Relocates Houston Office
The company will leave behind its former office for a recently renovated space in Greenspoint. JLL represented the landlord in the deal.

Elementia USA Inc. has inked a 16,505-square-foot lease for the third floor of 396 West Greens Road in Houston. In the following months, the company will relocate from its current office at 15055 Woodham Drive. JLL Senior Vice President Jessica Ochoa and Executive Vice President John Pruitt represented the landlord, GWL Realty Advisors, while Tripp Pruet of Savills Studley represented the tenant in the transaction.
Built in 1980, the property was recently subject to general improvements, including lobby renovations, a new entryway, exterior plaza, restrooms and elevator banks. Spread across a nine-acre site, the 186,791-square-foot, 12-story high-rise features a conference center, on-site property management, 24-hour security, card-key access, multi-level parking garage and outdoor spaces. According to Yardi Matrix, interior amenities include free Wi-Fi, four elevators, tenant in-suite restrooms and electrical fail-over protection.
“Elementia USA is our first tenant in the new, Class A 396 West Greens Road. This property has always offered an excellent location and been well maintained,” said Ochoa in prepared remarks.
Interstate 45 and Beltway 8 are all easily accessible from the property. The Houston Intercontinental Airport is also located nearby.
Late last year, JLL’s capital markets group announced the sale of 2525 North Loop West, a 136,325-square-foot office building in Houston.
