Tropical Foods, a dairy product exporter, has signed a lease for 64,000 square feet of Class A Miami-area industrial space at International Corporate Center’s Building B. The asset, encompassing 115,200 square feet including warehouse, office and cold storage space, is part of a larger, approximately 3 million-square-foot industrial park owned by Global Logistic Properties, according to public records. A Newmark Knight Frank team, led by Steve Medwin and Nick Wigoda, acted on behalf of the owner in the transaction.
Located at 1665 N.W. 102nd Ave. in Doral, Fla., the building is situated at the western edge of a large industrial area four miles west of Miami International Airport, accessible via Dolphin Expressway. The building was constructed in 1997 and features 24-foot clear heights and 17 loading doors. Two large indoor retail assets, Miami International Mall and Dolphin Mall, sit within one mile of the property. Bus service is available a 10-minute walk to the west, along 107th Avenue.
“This exporter is growing due to the growth of the middle-class in Latin America and the high demand for quality U.S.-made products,” said Wigoda, executive managing director of NKF, in a prepared statement. “As an anchor tenant and occupying over half of the building, Tropical Foods now has the appropriate space to expand and meet the ever-growing demands from their clientele.”
