Verizon Leases 61 KSF at Annapolis Junction TOD
The four-story office building is part of St. John Properties' upcoming mixed-use development located in the Washington, D.C.-Baltimore corridor.

Verizon Wireless has signed a lease with St. John Properties Inc. for roughly 61,000 square feet in a four-story office building at Annapolis Junction Town Center (AJTC) in Maryland. The mixed-use, transit-oriented development (TOD) is situated on just under 20 acres in the Washington, D.C.-Baltimore corridor.
AJTC is located next to the Savage MARC Station in Howard County and is being developed by a joint partnership of St. John Properties and Somerset Construction Co. The project currently encompassing 5,420 square feet of retail, a 700-space intermodal commuter parking garage and a 416-unit luxury residential community, with 14,000 square feet of additional retail also planned for the development. Construction is currently underway on another eight mixed-use buildings, providing 500,000 square feet of speculative office, flex, R&D and retail space. A 150-key hotel is also planned for the development.
LEED Gold Standards
The new Verizon offices are located at 10170 Junction Drive, in the northeastern part of the TOD. The 100,000-square-foot building was designed to achieve LEED Gold certification for core and shell. Featuring brick and glass facades, the property provides floor plates of 25,000 square feet. Baltimore Coffee and Tea Co. has leased part of the contained retail space, with a planned opening in April.
Amy Perlman, David Fields and Alec Mitchell of CBRE represented Verizon Wireless, while Matt Lenihan, assistant vice president of leasing for St. John Properties, arranged the transaction on behalf of the lessor.
