Meridian Completes San Francisco MOB Construction

Situated in the Valley’s medical corridor, the 10,000-square-foot property was built in six months. Harriman Kinyon Architects designed the building.

Meridian has completed the ground-up construction of a single-tenant medical office building located in Castro Valley, Calif. Having had a $5.1 million development budget which comprised the procurement price, the company delivered the project in six months.

Stevens Hemingway Stevens Inc. acted as the general contractor, while Harriman Kinyon Architects designed the building. The tenant will install an outpatient dialysis clinic.

Located at 20359 Lake Chabot Road, the property features large retaining walls which show a front-to-back 13-foot difference, because Meridian had to operate a few grade changes due to the site’s topography. The property also features a type V wood/stucco shell.

“When we learned of our client’s requirement, we immediately knew the ideal site and worked quickly to secure a 69-acre parcel of land, just one block from the entrance to Sutter Health’s Eden Medical Center Campus,” said John Pollock, CEO of Meridian, in a prepared statement.

The development required multiple reviews and approvals, including a mitigated negative declaration for CEQA, a parking variance, OSHPD3 approval and a public hearing. The project also involved a lot merger and base-flood plain elevation changes to satisfy FEMA.
