InBev, Keurig Offload 617 KSF Atlanta Facility
The Class A property is currently vacant and provides roughly 600,000 square feet of warehouse and conditioned space, in addition to a large office area.

LRC Properties has acquired a 617,000-square-foot cross-dock warehouse in Lithia Springs, Ga. The seller is a joint venture between AB InBev and Keurig Green Mountain. The partnership bought the industrial asset from CenterPoint Properties in mid-2014 for $22.1 million, according to Yardi Matrix.
The new owners of the currently vacant, Class A manufacturing and distribution center are seeking tenants for the building. Located at 7705 Staples Drive, the facility is part of the Terminus West Business Park, home to a number of industrial tenants, with a Staples distribution center just west of the property.
Secure location, modern features
Situated near Interstate 20 and Georgia Route 6, the asset is about six miles west of downtown Atlanta. The property contains areas designed to accommodate a variety of uses, including:
- 383,000 square feet of distribution space
- 197,000 square feet of conditioned space
- 37,000 square feet of office space
The building, constructed in 2007 by First Industrial Realty Trust, features 50- by 41-foot column spacing with 60-foot speed bays, a clear height of 32 feet, 80 loading docks and three drive-in doors. The property’s 37.7-acre parcel offers 196 parking spaces, 180-foot secured truck courts and 199 trailer parking spaces.
The Colliers International team of Lee Cardwell, Scott Plomgren, Harrison Marsteller and Kevin Gallagher represented the seller in the transaction.
