CBRE has completed the sale of the Harper Building, a Class A medical office facility within the Ballantyne Corporate Park in Charlotte, N.C. Anchor Health Properties acquired the 47,007-square-foot asset for roughly $2 million from The Bissell Cos., while Capital One facilitated the deal with $11.6 million in financing, public records show. The acquisition loan is set to mature in May 2023. The CBRE team of Patrick Gildea, Lee Asher, Matt Smith and Chris Bodnar represented the seller in the transaction. 

Located at 14135 Ballantyne Corporate Place, the property is part of a 535-acre master-planned business community that features more than 4 million square feet of Class A office, nearly 600 hotel rooms as well as restaurants, medical and retail amenities. In March 2017, The Bissell Cos. sold the bulk of Ballantyne Corporate Park to Northwood Investors in a deal considered to be the largest single real estate transaction in Charlotte’s history at the time.

Completed in 2006, the Harper Building was 95 percent leased at the time of sale. Notable tenants include Carolina Neurosurgery & Spine, Carolinas HealthCare System and Novant Health Presbyterian Medical Center.

“The interest in core, infill office product in Charlotte is the strongest I have witnessed in my career. Given Charlotte’s fundamentals and continued rapid growth, we expect this trend to continue,” Gildea said in prepared remarks. “There’s tremendous demand for well-contemplated medical office space nationwide with a limited supply of quality product in core markets like Charlotte,” added Asher.
