Office Leasing Moves Ahead at Metro Boston’s APEX Center
The mixed-use project in Marlborough, Mass., opened with hotels and an entertainment center, and now its two-phase office component is gaining more traction.

The 44,460-square-foot phase one building at Apex Offices, part of the APEX Center of New England mixed-use development in Marlborough, Mass., reportedly is poised to lease the majority of its space, Commercial Property Executive has learned. The building was completed last December, and 5,500 square feet was soon occupied by Vidsys, a maker of security software, as its New England headquarters.
Now the building is reported to be on the verge of filling most of the remaining space. In addition, the approximately 70,000-square-foot, five-story second building, connected to the first phase by a two-story glass atrium, is expected to be underway soon.
That addition will essentially complete the 485,000-square-foot APEX Center, Jeff White, asset manager with RA Ventures, the project’s developer, told Commercial Property Executive. Only a few retail spaces are still available for lease, he said, and a few final tenants need to complete their buildouts.
Designed by architect JD LaGrasse & Associates, of Andover, Mass., the project features a half-mile of frontage on Route 20 West in Marlborough.
APEX Center’s retail consists of smaller spaces, with mostly convenience-type tenants, along with multiple chain and independent restaurants.
Places to play, places to stay
The project’s centerpiece is the 175,000-square-foot APEX Entertainment Complex, which also opened in December.
The building’s four-story atrium lobby opens onto a 30-lane bowling alley, a two-story laser tag facility, an arcade with a ropes course above the games, and a two-story kart track with tunnels, hills and hairpin turns.
The entertainment complex also features a 21,000-square-foot Planet Fitness, a 30,000-square-foot trampoline center and other attractions, including the two-story, 300-seat Pit Stop Tavern. An adjacent building is home to a swimming school and a boxing club.
Finally, the mixed-use complex saw two hotels open last fall: a 137-key Hyatt Place and a 108-key Fairfield Inn & Suites.
Not far from APEX Center, Marlborough Technology Park sold for $46 million last fall. KS Partners acquired the 57-acre, seven-building campus from Normandy Real Estate Partners.
