Coworking Company Enters Charlotte With 23 KSF Lease

Serendipity Labs will occupy the top floor of The Refinery, an upcoming Class A office building just outside of uptown.

National coworking company Serendipity Labs has leased 22,694 square feet at an upcoming five-story office building in Charlotte, N.C. Once completed in January, The Refinery will encompass 109,060 square feet of new Class A office space. JLL worked on behalf of both the landlord and the tenant. This will be Serendipity’s first location in the city, which comes right after the company announced its first shared office spaces in the Indianapolis area.  

Situated near the junction between interstates 77 and 277, at 1213 W. Morehead St., The Refinery is slated to include ground-floor retail space, rooftop deck, electric vehicle charging stations, indoor bicycle storage and showers. Insite Properties and Northridge Capital broke ground on the project late last year.

“We love the building design and our clients will appreciate the ease of access, abundant parking, modern amenities and walkable neighborhood retail,” said Trey Scott, an industry veteran that owns franchised Serendipity Labs locations, in prepared remarks.

Flexible office space

Serendipity Labs will be the anchor tenant of The Refinery. The coworking company intends to offer rooms for up to 80 employees, shared offices, dedicated desks, day passes and swing space for corporations and small businesses. The Charlotte location is set to include private focus rooms for phone calls, wellness rooms, café and studios, complimentary tech support and a work lounge.

JLL’s Barry Fabyan and Charley Leavitt acted on behalf of the landlord, while Bryan White and Conor Brennan represented Serendipity Labs. In the near future, the coworking firm intends to open three other locations in the Charlotte area.
