Iron Guard Storage Expands IN Footprint
The firm has added to its portfolio a 74,562-square-foot storage facility located in Newburgh, Ind. approximately 11 miles from Evansville.

Iron Guard Storage has purchased StorageKeep, a 560-unit facility in Newburgh, Ind. Marcus & Millichap’s Tampa- and Chicago Oak Brook-based offices brokered the sale of the property on behalf of the seller. The brokerage team also represented the buyer in the deal.
Located at 6998 Loehr Road, the facility is at the intersection of Outer Lincoln Avenue and Freeway 66 and is exposed to more than 20,000 cars per day. Additionally, StorageKeep is close to Interstate 69 and is approximately 11 miles from Evansville. The 74,562-square-foot storage facility comprises 88 climate-controlled and 411 drive-up units ranging from 25 to 300 square feet, as well as 61 parking spaces.
“We are very pleased to expand our footprint in Indiana to over 155,000-square feet of self-storage,” said David Ross, chief executive officer of Iron Guard Storage, in prepared remarks.
Marcus & Millichap’s brokerage team included Associate Jeffrey Herrmann, Senior Vice President Seam Delaney and Executive Managing Director Michael Mele. Earlier this year, The Mele Group, the firm’s Tampa-based self storage brokerage team, arranged the sale of a three-property storage portfolio located in Philadelphia.
