Miami CBD Tower to Undergo $10M Reno
One Biscayne Tower added a new tenant amidst the capital improvement program. Law firm Buchanan Ingersoll & Rooney plans to relocate later this year in April.
One Biscayne Tower, a Class A, 691,000-square-foot office building in downtown Miami, is set to undergo a $10 million renovation program, while the owner, L&B Realty Advisors, has added a new tenant to the property’s roster. Law firm Buchanan Ingersoll & Rooney will occupy 14,000 square feet at LEED Gold-certified tower. Cushman & Wakefield represented the landlord in the lease negotiations.
Located at 2 S. Biscayne Blvd. in the city’s central business district, the 36-story asset underwent significant upgrades in 2014. Amenities include 24-hour security, on-site banking, a fitness center and a Pilates studio.
The current improvements will modernize the main entrance, lobby and interior common areas with new lighting and seating as well as add a new conference center. Insight Designs, the company behind the renovations, plans to incorporate a series of technological features such as an LED wall that will display information, news and an array of visuals.
Tenant roster
Buchanan Ingersoll & Rooney, relocating from Miami Tower at 100 S.E. 2nd St., expects to occupy the new space in April. The law firm will join other notable tenants such as Stantec, Zarco Law, Nelson Mullins, CMA GGM, Foley Lardner and Jackson Lewis.
The Cushman & Wakefield team included Vice Chairman Brian Gale, Managing Director Andrew Trench, Managing Director Ryan Holtzman, Director Jeannette Mendoza and Associate Lena Weeks. Executive Managing Directors Gerard McLaughlin and Lance Benson with Newmark Knight Frank worked on behalf of the tenant.
“We expect to announce additional leases in the near future as the highly anticipated renovations are transforming this property and creating a buzz in downtown Miami for prospects,” Gale said in prepared remarks.
