Knotel Inks 4 New Leases in Manhattan
The shared workspace provider added new locations in New York City’s Midtown South and Midtown East neighborhoods totaling 76,412 square feet.
Workspace provider Knotel has announced the closing of four new leases in New York City, for a combined 76,412 square feet, further expanding its presence in the Midtown South submarket, where the company has completed 37 deals totaling approximately 600,000 square feet over the last 12 months.
“We are thrilled to expand our presence in Midtown South and Midtown East submarkets—two neighborhoods that have seen tremendous demand for flexible office space in recent years,” said Eugene Lee, global head of real estate & business development at Knotel, in prepared remarks. “As entrepreneurs and fast-growing companies continue to flock to these neighborhoods, we will be here to support them.”
Making moves
The four new locations include a 35,600-square-foot lease at the New School’s 36 W. 14th St. property near Union Square. The contract is for the entire second floor of the building, located between 5th and 6th avenues. Michael Morris and Greg DiGioia of Newmark Knight Frank represented Knotel in the deal, while Jeff Roseman and Billy Cohen of Newmark Knight Frank represented ownership.
11 E. 44th St.
In Midtown, Knotel signed a 24,660-square-foot lease for four floors at AION Partners’ 11 E. 44th St., an 18-story building located one block from Grand Central Terminal. Michael Morris and Greg DiGioia of Newmark Knight Frank represented Knotel in the transaction, while William Cohen and JD Cohen of Newmark Knight Frank represented the landlord.
In the Flatiron District, the company inked a 10,722-square-foot lease at Skyway Development Group’s 30 W. 21st St., where Knotel will occupy the 4th and 7th floors. Christel Engel of Colliers International represented the landlord in the deal, while there was no outside broker for Knotel.
22 W. 21st St.
In a second location in the Flatiron District, the company signed a lease for 5,430 square feet at Condo Structure’s 22 W. 21st St. The space includes a portion of the building’s third floor. Elie Reiss of Skylight Leasing represented Knotel in the transaction, while Jonathan Anapol and Chris Bellino of Prime Manhattan Realty represented building ownership.
Last month, Knotel added nearly 80,000 square feet in the Flatiron District and NoMad neighborhoods of Manhattan with four new leases and earlier this month, the company grew its European presence with the acquisition of Deskeo, France’s leading shared office space provider.
