The LeClaire Group Arranges Sale of Houston-Area Storage Facility

Marcus & Millichap’s Houston- and Denver-based offices brokered the sale of a 595-unit self-storage facility located in La Porte, Texas.

The LeClaire Group of Marcus & Millichap has arranged the sale of Spencer Mini Storage, a 56,875-square-foot facility in La Porte, Texas. The firm’s Houston- and Denver-based offices worked on behalf of the seller, a California family trust, in the transaction.

Located at 11220 Spencer Highway, Spencer Mini Storage is near freeways 146 and 225, which provide exposure to roughly 25,000 vehicles daily. Additionally, the storage is located approximately 27 miles from downtown Houston. There are around 36,000 people living within a 3-mile radius and the population is expected to increase by 8 percent in the next five years.

Constructed in four phases between 1977 and 1999, the 11-building storage facility occupies 9 acres and comprises a total of 595 units, out of which 226 are climate- and 286 are non-climate-controlled. Features of the property include a gated entry with digital keypad, video surveillance and units with roll-up doors.

Marcus & Millichap’s brokerage team included First Vice President Investment Dave Knobler and Executive Managing Director Charles LeClaire. In January, the firm’s Tampa-based office also brokered the sale of Safe and Sound Storage, a 37,436-net-rentable-square-foot facility in Port St. Lucie, Fla.
