Mindful Capital Buys Industrial Asset Near Boca Raton

The company acquired a 48,000-square-foot warehouse in Deerfield Beach, Fla. A CBRE team secured the transaction on behalf of the seller.

Mindful Capital Group has purchased TriMark Park, a roughly 48,000-square-foot dock-high multitenant warehouse in Deerfield Beach, Fla. CBRE represented the seller, Deerfield Management LP, which had owned the asset for more than 20 years, according to PropertyShark data.

Located at 312-384 S. Military Trail, TriMark Park is situated between Interstate 95’s Hillsboro Boulevard and Southwest 10th Street exits, enabling quick transportation across the state. The building is south of Boca Raton and less than 3 miles from the Florida Turnpike. Just last month, another nearby industrial property sold for $62.3 million.

Constructed in 1983, the industrial building occupies a roughly 3-acre parcel and comprises fully air-conditioned and dry tenant spaces that vary between 5,600 and 11,500 square feet, also including office areas adding up to an average of roughly 25 percent.

“At the time of sale, the property was 100 percent leased to a diverse mix of tenants, some of which have been at the property since 2008 or earlier,” said David Wigoda, senior vice president of CBRE, in prepared remarks.

The CBRE team handling the transaction of TriMark Park consisted of Wigoda, Sean Kelly, Larry Genet and Tom O’Loughlin.
