Hines Inks 57 KSF Lease at Houston Office Tower
Cushman & Wakefield represented oil and natural gas company EnVen Energy Corp. in a deal that will relocate the firm to 609 Main at Texas.
Hines has signed EnVen Energy Corp. to an 11-year lease at 609 Main at Texas, an office tower in downtown Houston. The oil and natural gas company will occupy 57,139 square feet on levels 31 and 32, relocating this fall.
Located at 609 Main Street, the 48-story asset comprises nearly 1.1 million square feet. The tower was designed by Pickard Chilton Architects and features a skyward extended north and south facade, with a diagonal crown.
The building is currently 80 percent leased to a variety of tenants, including Kirkland & Ellis LLP, Hogan Lovells, Royal Bank of Canada, United Airlines, Orrick, McKinsey & Co., Goldman Sachs and Russell Reynolds Associates, which signed a 10-year lease for 15,000 square feet back in January 2017. Tenant amenities include a hotel-style lobby with a cafe and networking spaces, 1,500 parking spaces, an 8,000-square-foot conference center, an underfloor HVAC system, bike lockers, full-height windows, a 7,000-square-foot fitness center and private rooftop gardens in select spaces. There is also access to 12,000 square feet of retail on the first floor.
Colvill Office Properties’ Michael Anderson and Damon Thames represented Hines in the deal. Cushman & Wakefield’s Jim Bailey represented EnVen Energy Corp.
“With the prime location and modern office standards, 609 Main at Texas is the premier office building in Houston,” Philip Croker, managing director in Hines’ Southwest Regional office, told Commercial Property Executive. “EnVen Energy had a vision for what they wanted and needed to operate at the highest level, and we know we can deliver on those expectations. We continue to see this trend in the market, which is evidenced by the building being over 90 percent committed with leasing activity.”
