Studio Gang’s 1st NYC Project Completed
Aurora Capital Associates and William Gottlieb Real Estate have wrapped construction of the debut New York City building designed by Studio Gang. The signature tower is adjacent to the High Line in Manhattan's Meatpacking District.
Aurora Capital Associates and William Gottlieb Real Estate have wrapped up construction of a Studio Gang-designed office property in Manhattan’s Meatpacking District, marking the first building by the architecture practice to reach completion in New York City.
Starwood Capital Group will be among the tenants of the boutique office building, 40 10th Ave., which rises 10 stories and measures 160,000 square feet. Located on 10th Avenue between West 13th and 14th Streets, the project sits between the High Line, the elevated linear park at the western edge of Manhattan, and the Hudson River, with close access to the 14th Street subway station.
The building features more than 20,000 square feet of outdoor space, including a 10,000-square-foot roof deck, an 8,000-square-foot second-floor space adjoining the High Line and private outdoor space on eight floors. Chicago-based Studio Gang, led by Jeanne Gang, provided the building with unusually high 18-foot ceilings and a faceted, gem-like curtain wall that is responsive to the angles of the sun’s rays. The distinctive design is integrated with the surrounding public park to optimize light, fresh air and river views for pedestrians.
Starwood Capital signed a 14,258-square-foot lease for the entire eighth floor of the building in March. Hyundai’s luxury car brand Genesis will set up its U.S. interactive marketing center in the ground-floor retail space.
Design shop branches out
Studio Gang’s other projects in New York City include 11 Hoyt, a 51-story residential skyscraper that will be the second-tallest tower in Brooklyn upon completion, the Richard Gilder Center for Science, Innovation, and Education at the American Museum of Natural History on Manhattan’s Upper West Side, as well as a new training facility for FDNY’s Rescue Company 2 in Brownsville, Brooklyn. All three projects are currently under construction.
The redevelopment of the Meatpacking District has brought such new and ongoing projects as the Rafael Viñoly Architects-designed 61 Ninth Ave., whose office space is fully leased to Aetna, and 76 Eighth Ave., a speculative boutique office building designed by Gene Kaufman.
