Comstock Lands Anchor Tenant for DC-Area Tower

Comstock Holdings Cos. has signed up information services firm Neustar as the anchor tenant for an upcoming, 185,000-square-foot office tower in Reston, Va. Neustar will relocate its global headquarters to 1906 Reston Metro Plaza, occupying 100,000 square feet in the second of Comstock’s trio of office buildings within the Reston Station development.

The LEED Silver-certified property is slated for delivery in mid-2020. Neustar will consolidate two offices from its campus in Sterling, Va., to the new location, which will house 400 employees. The property is connected to the rest of the Washington, D.C. area via the Dulles Access Road and the on-site Wiehle Reston-East station of the Metro’s Silver Line.

Google will occupy the top floors of the neighboring Helmut Jahn Building at 1900 Reston Metro Plaza, the first of the three office buildings Comstock is building on the site. The search firm will anchor the 16-story, 365,000-square-foot trophy property, Comstock announced last month. 1902 Reston Metro Plaza, the last of the three buildings, will span 250,000 square feet.

Transit-oriented community rises

Reston Station, located midway between Tysons Corner and Dulles International Airport, spans nearly 40 acres, with roughly 2 million square feet of completed office and residential space and more than 2 million square feet of additional real estate in planning or development. More than 1,000 residents have already moved to the mixed-use, transit-oriented community in Fairfax County.

A Comstock affiliate purchased Commerce Metro Center, a three-building office campus at Reston Station, from JBG Smith Properties for $115 million last year. The real estate firm is also building a massive transit-oriented complex in Ashburn, Va., called Loudoun Station.

Construction giant Bechtel consolidated its global and operational headquarters to One Reston Overlook, an office asset owned by Boston Properties, last year. The property is located down the street from Reston Station, at 12011 Sunset Hills Road.
