Fisher Brothers Signs New Tenant at Midtown Manhattan Tower

Global X Management Co. will take up nearly 15,000 square feet at the 1.1 million-square-foot office high-rise, bringing building occupancy to 97 percent.

Fisher Brothers has secured a new tenant with a 15-year, 14,498-square-foot lease at 605 Third Avenue, its Class A, 1.1 million-square-foot office tower in New York City. Global X Management Co. will relocate its headquarters from 600 Lexington Ave. to occupy the entire 43rd floor of the building starting January 2020. Cushman & Wakefield represented both parties in the lease transaction.

Located at 605 Third Ave. in Midtown Manhattan, the property is three blocks west of the United Nations Headquarters and two blocks southeast of Grand Central Station. Built by Fisher Brothers in 1963, the 44-story building underwent cosmetic renovation in 2011, per Yardi Matrix data. The high-rise features 11,000 square feet of retail space and floorplates ranging from 10,649 to 43,580 square feet.

The LEED-gold certified tower is currently 97 percent leased, with a tenant roster that includes Univision, Informa, AECOM, the United Nations Population Fund and Broadridge Financial Solutions, which signed its lease in November. 

Cushman & Wakefield’s John Picco and Jennifer Casey negotiated the lease on behalf of the tenant. Fisher Brothers had in-house representation from Marc Packman and Charles Laginestra, but also assistance from Cushman & Wakefield’s Bruce Mosler, Louis D’Avanzo, Andrew Ross, Michael Baraldi and Maria Travlos.

A capitally improved property

In 2016, the ownership concluded a $25 million capital improvement program at the property. David Rockwell and the Rockwell Group, together with the LAB at Rockwell Group, created a new building entrance and lobby, also adding two digital glass windows in the lobby as a form of public art.

Fisher Brothers also collaborated with Convene to create a full-service tenant amenity and conference center on the seventh floor of the building. The 28,000-square-foot space features meeting areas, a gourmet café, outdoor terraces and lounge seating.
