Miami-Area Office Tower Tops Out
The Class A building, located near the future site of the Virgin Trains station in Aventura, is Inmobiliaria Brom’s first development outside of Mexico City.
Developer Inmobiliaria Brom has topped out Optima Onyx Tower, a Class A, 308,198-square-foot office high-rise in Aventura, Fla. General contractor NV2A Group broke ground on the project in 2017 and is on schedule for completion in the second quarter of 2020. The Onyx Tower is part of the Optima office campus, the developer’s first project outside of Mexico City.
Located at 21500 Biscayne Blvd. in an Opportunity Zone, the property is midway between Interstate 95 and Ocean Drive. The tower is across the street from Gulfstream Park and 1.5 miles north of Aventura Mall, the third largest mall in the U.S. The development is also close to the future site of the Virgin Trains station that will connect the city directly to downtown Miami. The surrounding area abounds in shopping, dining and entertainment options. Fort Lauderdale-Hollywood International Airport is roughly 11 miles north.
Onyx Tower has 20 stories of office space with 16,680-square-foot floor plates atop an eight-story garage with a parking ratio of three spaces per 1,000 square feet. Rooftop amenities will include a lap swimming pool, numerous green spaces and a jogging trail. Designed by Behar Font & Partners to achieve LEED Platinum certification, the building will feature a full-floor conference facility and a backup generator.
Blanca Commercial Real Estate is the leasing agent at the property. The commercial real estate services firm is also in charge of leasing at One CocoWalk, the Class A, 85,762-square-foot office building underway in Miami.
