Boulder Group Facilitates MOB Sale in South-Central Kansas

A real estate investment trust has spent $8.1 million on a 30,472-square-foot single-tenant office property in Wichita, Kan. According to Yardi Matrix data, JDI Realty is the former owner of the asset, after acquiring it 2017. President Randy Blankstein and Partner Jimmy Goodman of The Boulder Group worked on behalf of the seller in the transaction. The same duo recently brokered the $4 million sale of a 12,990-square-foot building net leased to CVS in Newnan, Ga.
Located at 9211 E. 21st Street N. at the corner of a signalized intersection along a primary east-west thoroughfare, the single-story property is within an important medical and retail corridor. In a 3-mile radius, the asset serves roughly 50,000 people with an average household income of $104,890.
Completed in phases in 2000 and 2004 on a roughly 3-acre site, the office property was fully leased to Ascension Via Christi, which is the largest provider of healthcare services in Kansas. According to Goodman, investors prefer health-care properties with long-term leases as they are more resistant to the expansion of e-commerce.
