Worldwide Express Moves Dallas HQ
The landlord is a partnership between Westdale, Hines and Ivanhoé Cambridge.
Worldwide Express is relocating from its current home at One Victory Park to another Dallas office development, the newly completed, 214,936-square-foot The Stack Deep Ellum. The landlord, a joint venture including Westdale Real Estate Investment and Management, Ivanhoé Cambridge and Hines, signed a 10-year lease for a 24,480-square-foot space with the logistics company.
Transwestern represented the tenant, while ALT+CO worked on behalf of the joint venture in the lease negotiations. The tenant will occupy the 15th floor of the property. The newly inked lease follows an 11-year, 42,000-square-foot lease singed by the owners with a life insurance company, Bestow, in August.
The Stack Deep Ellum
The partnership broke ground on the 16-story, mixed-use office complex in January 2020 and financed construction with a $64.6 million loan originated by Bank OZK, CommercialEdge data shows. The Stack Deep Ellum also includes a 14,662-square-foot retail component and is proposed for LEED Core & Shell, Fitwell as well as WELL certification.
Located on less than an acre at 2700 Commerce St., the office tower includes floorplates between 26,804 and 30,038 square feet. The Class A property offers an amenity terrace on the 10th floor, private tenant balconies, a fitness center, a board room along with a lounge equipped with coffee and cocktail bars.
The Stack Deep Ellum is within a mile of the Dallas Downtown Historic District in the South Dallas submarket, which is the Metroplex’s best-performing submarket for office vacancy. The figure dropped 180 basis points in September, 20 basis points below the Metroplex’s average.
