M2G Ventures Secures 377 KSF Lease in Fort Worth

M2G Ventures has secured a new tenant for two buildings at North Quarter 35, a Class A industrial park totaling 645,000 square feet in north Fort Worth, Texas. Stream Realty Partners represented the landlord during the negotiations for the 376,782-square-foot lease. The new tenant will occupy the entirety of buildings 1 and 2.
Notable tenants in the area include CEVA Logistics and Amazon, among others. As of February, industrial vacancy across the Metroplex reached 3.7 percent, well below the national average of 5.2 percent, CommercialEdge data shows.
The Stream Realty Partners team included Executive Managing Director & Partner Seth Koschak, Senior Vice President Forrest Cook alongside Senior Associate Brett Carlton. In September, the same team helped secure a 67,095-square-foot lease with Prickly Pear Skin Care LLC at the industrial park. Building 4 is still available to lease.
A Class A industrial park
The 2021-built four-building industrial campus designed by GSR Andrade includes:
- Building 1, offering 119,665 square feet at 10717 North Freeway
- Building 2, totaling 257,117 square feet at 2709 Graham Cracker Road
- Building 3, a 159,659-square-foot facility at 2600 Graham Cracker Road
- Building 4, encompassing 108,548 square feet at 2500 Golden Triangle Blvd.
The complex covers 39 acres and features a combination of cross-dock and rear-load facilities outfitted with an ESFR sprinkler system, clear heights between 30 and 32 feet, truck courts ranging from 121 to 185 feet along with ample parking with 589 car parking spots, according to CommercialEdge data.
North Quarter 35 is just off Interstate 35W, roughly 10 miles from Fort Worth Meacham International Airport and less than 9 miles away from BNSF Railway’s Alliance Intermodal Facility. Downtown Fort Worth is some 13 miles south.
