Titan Development Expands Austin Industrial Park

GAMA will occupy the newest addition to the Georgetown development.

Titan Development continues to add to NorthPark35 Industrial Park in Georgetown, Texas. The developer has broken ground on the 297,057-square-foot Building 5, with completion scheduled for the fourth quarter of 2022. At full buildout, the campus is expected to offer more than 1.7 million square feet of Class A industrial space.

“The industrial market in Texas is booming. At Titan we make decisions based not only on data, but also due to our close relationships with local community partners; this combination of knowledge and trust helps us provide the best development to end users in the Greater Austin industrial market,” a Titan Development spokesperson told Commercial Property Executive.

While project financing came mainly from the $95 million Titan Development Real Estate Fund II, the developer also secured a $20.4 million construction loan originated by Bankers Trust Co. for this addition, according to Williamson County records.

Building 5 will have an ESFR sprinkler system and will feature 36-foot clear heights, 59 dock doors and four ramps along with a 185-foot truck court.

Upon completion, the new addition will serve as the headquarters for the Greater Austin Merchant’s Cooperative Association (GAMA). The trade association plans to relocate from its current distribution and commerce center totaling 68,000 square feet, which will be converted into a cash-and-carry facility after the move.

“The location at the intersection of Highway 130 and Interstate 35 was a perfect fit for GAMA’s logistics to serve their locations throughout central Texas,” the spokesperson added.

Building an industrial park in Georgetown

Adjacent to Georgetown Municipal Airport, NorthPark35 Industrial Park sits on a combined 146 acres at 101-201 Velocity Drive. The developer plans to further extend the campus with four additional facilities totaling more than 900,000 square feet, according to CommercialEdge data.

Titan Development completed as well as sold the initial phase of the business park, which includes a 172,677-square-foot building, fully leased to Texas Speed and Performance, and a 157,300-square-foot facility. In December, work started on NorthPark35 Industrial Park’s Building 3 totaling 172,428 square feet, with completion anticipated next month.

Work is also underway on an extension of Aviation Drive, that will provide direct access to Interstate 35 as well as State Highway 130. Notable tenants in the area include Vanguard Truck Rentals and Holt/CAT.
