Rockefeller Group to Develop Long Island Industrial Asset
JLL Capital Markets is leasing the property, while Aurora Contractors is the general contractor.
The Rockefeller Group has broken ground on Rockefeller Logistics Park, a 172,622-square-foot development in the Bay Shore neighborhood of Long Island, N.Y., the Long Island Business News reported. The company paid $32 million for the 10.8-acre parcel back in 2020, according to the publication.
Scheduled for completion in the first quarter of 2023, the project will include a Class A industrial building, as well as 7,317 square feet of office mezzanine and 21,280 square feet of storage mezzanine space. The development will also feature minimum 36-foot clear heights, 2,500 amps power, ESFR sprinklers, 40 trailer doors and 270 parking spaces. JLL Capital Markets is leasing the property, Aurora Contractors is the general contractor of the project, while KSS Architects will lead the design efforts.
Located at 55 Paradise Lane, the development will be less than 2 miles from Southern State Parkway and within 6.5 miles of Interstate 495, connecting it to J.F.K. Airport and Newark Elizabeth Port. Other tenants in the area include KBG Commercial Inc., Water Lilies Food and Summit Manufacturing.
The Rockefeller Group also owns two adjacent warehouses less than a mile from the new project, totaling 437,998 square feet at 145 & 158 Candlewood Road. Duro Dyne Corporation, Lindenmeyr Munroe and Rubie’s Costume Co. are the tenants of the buildings.
The company has recently unveiled plans for another three-building, 201,200-square-foot industrial park in Chula Vista, Calif. Construction began last month, with an expected completion at the end of 2023.
