MDH Partners Inks Major Lease in Fort Worth
GXO Logistics' 644,318-square-foot commitment is a record industrial lease for the landlord.
GXO Logistics has signed a full-building, 644,318-square-foot lease with landlord MDH Partners. The tenant will occupy Building Two at Everman Crossroads, a 954,611-square-foot, two-building industrial property in Fort Worth, Texas.
The agreement, which marks MDH’s largest lease in Texas, brought the campus to full occupancy. The asset last traded in 2021—the year the buildings were completed, according to CommercialEdge data.
Building Two is situated on a 31.5-acre site at 1401 Everman Parkway and offers 40-foot clear heights and 241 parking spaces. Located at 8400 Oak Grove Road, Building One consists of 309,963 square feet across 31.6 acres and is fully leased to Purina Animal Nutrition.
The property is adjacent to Interstate 35W and sits approximately 10 miles south of downtown Fort Worth, while Dallas is 40 miles east. Other industrial tenants in the surrounding area include Lineage Logistics, NFI, Cemco Corp. and HGR Industrial Surplus, among others.
First Vice President J. Scott Moore and Executive Vice President Steve Koldyke of CBRE were in charge of marketing Building Two, while Colliers Executive Vice President Allen Gump and Vice President Allyson Yost worked on behalf of the tenant.
MDH Partners’ largest industrial asset in Texas
MDH’s industrial portfolio in Texas comprises roughly 2.2 million square feet. The company owns seven industrial properties in the DFW market, with a footprint of roughly 1.9 million square feet, CommercialEdge data shows. Everman Crossroads Building Two is the largest of these assets.
Recently, MDH sold an industrial portfolio of 58 properties across the Sun Belt, for $1.26 billion, to Singapore’s sovereign wealth fund GIC. The company retained a stake in the 9.7 million-square-foot portfolio.
