Brennan JV Acquires Atlanta-Area Industrial Park

Together with Global Gate Capital, the investor purchased a recently completed three-building portfolio.

Dossche Holdings has sold a three-building industrial portfolio, totaling 522,410 square feet, in Dalton, Ga. A joint venture between Brennan Investment Group and Global Gate Capital purchased the newly built portfolio, with JLL Capital Markets working on behalf of the seller and developer of the park.

Greenpoint Industrial Park was completed last year. All its three structures were fully preleased by The Recreational Group during construction.

Located on Duckworth Road, the industrial park is close to Interstate 75, one of the main transportation corridors in the area, providing easy access to both the Atlanta market and the Midwest region. The asset is roughly 25 miles from Appalachian Regional Port in Crandall, Ga., that grants access to the Port of Savannah’s Garden City Terminal and to Georgia Ports Authority’s corporate headquarters.

JLL Capital Markets Investment Sales Advisory team formed of Senior Managing Director Dennis Mitchell, Britton Burdette and Matt Wirth, as well as Director Mitchell Townsend and Analyst Bo Osgood worked on behalf of Dossche Holdings. Senior Vice President Austin Kriz and Senior Managing Director Tom Cromartie of JLL’s Industrial Leasing team are marketing Greenpoint Industrial Park for lease.

The three facilities represent the first phase of the master-planned development. Plans call for the addition of another 1.2 million square feet during the next phase of construction at Greenpoint Industrial Park.

Industrial assets in the Atlanta area are in high demand and developers have taken note of this need in the market. Several projects moved forward in 2022: In May, Hines commenced construction on the first phase of a three-building industrial park project, which is expected to bring about 820,000 square feet of space in northeast Atlanta. In June, Seefried Properties in partnership with Clarion Partners announced plans for a two-phase logistics project, totaling 1.4 million square feet in Buford, Ga.
